Hot water tank question....electric.
Drain it and replace the element. Don't over-tighten.
-not a plumber but done it (too) many times.
I think it must have two elements. I have hot water (very hot) for maybe a five minute shower and then goes cold. The small amount of hot water I do get recovers within 20 minutes or so.
So....I'm assuming there must be one element that heats the cold water coming in that works but the other that maintains the tank temp is bad.
I'm sure its an easy fix...just not sure which element is where...
Make sure when you are replacing the element you clean out the lime build up inside.
I did find some info that I didn't run across yesterday.
#1 Power off
#2 Don't turn power back on until the elements are in water
You will fry the new elements if you power it up dry.
Definitely Power off
I remember my wife amazed when I replaced some plugs in the house hot...." ****...its only 120!"
